Welcome to my first GSMAR newsletter article in more than 20 years. Back in the good old days when I was a GSMAR employee I used to put MLS tips and tidbits in the newsletter. That is why they call me BigV. Ok enough reminiscing, let's move ahead to 2019. I am so very honored to serve as your President-Elect. There are some mighty big shoes for me to fill next year, not just our last 3 or 4 Presidents but many of the former presidents over the years. I am attending as many committee meetings as possible, keeping an eye out for potential committee chairs for 2020. If you are not serving this year on a committee and would like to or maybe begin next year, don’t hesitate to contact either the GSMAR staff or me. We’ll get you hooked up to a great committee. My other big duty this year is moderating the bi-monthly Brokers Breakfasts. I would like to strongly encourage all of our Principal or Managing Brokers and Owners to attend. The agenda is geared to helping them in their capacity as office leaders, mentors, and business owners. The next meeting is on May 2nd at 9:00 a.m., networking and breakfast begins at 8:30, at the Association office. I look forward to seeing you at one of the upcoming committee meetings or Brokers’ Breakfasts. Already in April we have continued our GRI series on the 9th by giving the GRI 402 class.
If you have missed any of these classes or know that you will miss one in the future, you will have to find another association who will be teaching it. As far as we know it is not offered as an online course. The dates for the rest of the GRI classes are:
GRI 403 May 7th, GRI 404 June 11th, GRI 405 July 23rd, GRI 406 August 21st

On April 22nd we will be having a class on 1031 tax exchange from 9:00 a.m. – 11:00 a.m.
This has two hours of CE. Our instructor is Jodi Ripp Bugter, a Division Manager with Asset Preservation, Inc. located in Franklin, TN. The class is free to members, $10 for MLS participants and $20 for non-members.
On April 25th join Debbie Reeves from 9 a.m. to 1 p.m. for an in-depth look at the Tennessee Housing Development Agency (THDA) and learn how to have more closings! This class has 4 hours of CE and will include the following (and more):
How a veteran can get a reduced interest rate on a mortgage loan.
How an applicant can get a “FREE” rate lock.
How a buyer can get funds to pay for closing costs if the seller doesn’t pay.
Whether a buyer can get money to be used as a down payment on an FHA loan.
Type of properties THDA can finance and “Coming soon” with THDA.
Free to members, $20 for MLS participants and $40 for non-members.

The MLS Committee met April 11 and re-worked the current MLS Standards of Practice and Fines. The proposed changes will go in front of the Board of Directors April 18. Whatever is approved will be published on Paragon shortly thereafter, so please watch for the notification so you are up-to-date on current MLS Standards. We do not want to fine you; however, we want our MLS to be consistent and within our rules. The proposed changes are very positive. Thank you to the Committee who worked diligently!
We want to thank all of our Members and Affiliates for being so wonderful. This association lives and breaths with everyone of you and grows and becomes what everyone of you put into it. So far this year your dedication and commitment has been outstanding. Keep up the good work.
